First of all, I think it's great that the general contractor states the costs right away. However, I am confused by the statement that you found a house online and then went to a general contractor with it. Do I understand correctly that he is now supposed to create a complete floor plan / house design for you based on pictures according to your specifications? Then I can understand the desired compensation, as this involves significantly more effort for him than just "quickly" adapting one of his standard floor plans for you. He also knows that you have no qualms about taking his work to other general contractors if necessary. He wants to have this effort paid for.

The motivation of the GC is quite legitimate. However, that does not make it more sensible to squander the amount for proposal drawings. But my main point was meant like this: with the sign "many wishes, little knowledge, easy prey" on your forehead, this won't be the last :-) "hey sweetie, don't you want to give me a little bit of your money already" offer.

Of course, we have already dealt with the development plan ;) We are doing quite well with the given specifications as we imagine it. Because it is a larger variant of the prospect house, we naturally also expect additional costs. The model house we found was priced at around 350k. However, we are calculating with 450k. But of course, we want this offer in black and white. Ultimately, though, what currently matters to me is the process of the "builder" regarding this down payment...

I didn’t just find the house’s exterior that suits us, but also the complete floor plan for the corresponding house. Ultimately, this house is to be expanded from 2 to 2.5 stories and adjusted according to our maximum buildable area. I find 4,000 EUR too much for that?! That he has work for this, no question! But it should be charged proportionally...

Yes, I have now understood that with an existing building plot the "developer" is called general contractor ;)

The gut feeling should of course also fit. Above all, however, the satisfaction of previous builders! Of course, I do not only inform myself via the internet...

Thanks for your contribution. Yes, I see it that way too.. But I believe that due to the high capacity utilization of the general contractors, they can choose how to proceed here...
