o_O I boldly claim that even a good one, or precisely for that reason, needs 40 hours. Intellectual property takes time! However, that is a net value from the year 2001.

Well, be that as it may. In my perception, that just seems quite high to me. It's about a design where you can estimate costs roughly and not go into details. So is it normal for you that you just throw 4,000 euros at every general contractor? Without knowing the result and whether it suits you?!

I can gladly upload photos of the example object if desired. But actually I don't want to deviate from the main topic of whether this EUR price is justified or not. PS: another general contractor already sent me a first draft over the weekend. Completely free of charge..

Then further answers here are unnecessary. Since the service can be obtained for free, of course 4k is far too much. Phases 1-3 of the architect's service at 350k are already 8k.

It is not normal. But it is fair to say that if you want planning services, it costs money. Whatever is included in the planning service—I haven't read that so far. You actually don't need to ask about the price, but only decide whether it is worth the money to you. Most general contractors offer it free of charge at the beginning. That's normal acquisition activity. But if someone has enough work, they simply submit a defensive offer (like any craftsman). If you accept this offer, the general contractor/craftsman tries to perform the work in addition to their 110% workload and charges accordingly. Essentially like a surcharge due to overtime.

If the main contractor doesn’t have their own employed draftsman, then they have to outsource it themselves. That makes it expensive for them as well, and the costs can quickly add up to 4000€.


Of course, a programmer does an apprenticeship, whereas architecture requires a university degree. A freelance, university-educated IT specialist who is not just a programming slave can also charge daily rates of 1000€. You must not compare that to your own hourly wage as an employee.

Anyway... first ask why it is so expensive and what services you will receive for it. Then you can better decide if it’s worth it for you. As always in life when in doubt: get more information.
