Thanks already for the answers.

I have indeed seen cascades from the manufacturers, but it is not clear whether the inner row goes all the way down, meaning it starts where the outer row also starts.

Attached is the site plan.

Height of the terrain at the house: 45.35 m
Height of the top edge of the finished floor 45.65 m
Top edge of the finished floor of the terrace should be at around 45.5 m (one step down from the terrace door)

The 43.2 m height point south of the terrace is no longer correct, we have had the garden filled with our excavation material, that was about 50-80 cm.
As I said, we will have to measure soon.

Under the house and under the planned terrace, compaction-capable sand has been excavated. Under the house about 100 cm, under the planned terrace from the natural level to the current height, so 1.5-1.8 m.

Now I am still looking for the soil report.

Thanks

Correction: under the house the topsoil was replaced, 70-85 cm, then it was filled up to street level, in the south from 43.3 or 43.6 m original level to 45.3 m NHN. Under the planned terrace we also had sand filled in. From the original level 43.2 m to 45.3 m. So almost everywhere at least 2 meters of sand.

Why was the house set so high without necessity?

Do I understand correctly that originally the street went quite steeply downhill and then there was rather little slope?

I don’t find it that high now. There are still 25cm left to the single-family house from the highest boundary point. The planned site is at about 4.35, roughly at the level where the driveway meets the street. Many construction companies insist on building higher than the street. I can understand that to a certain extent, so that water runs away from the house.

In most development areas (with whose development plans I have dealt) higher L-shaped stones than 1m are not permitted. Before carrying out a feasibility study, in my opinion, the question should be: What is allowed here? For this purpose, state building regulations, development plans, local neighborhood laws, etc. should be consulted. This is sometimes so complex that a layperson cannot find a 100% satisfactory answer by googling themselves (by this I mean: ask a professional who knows the entire situation).

Previously, the construction area was a potato field. Our property originally looked relatively flat; only to the north or at our northern boundary did the hill begin to rise more steeply (this is ground moraine land). The road north of our property was then built at the natural level of its northern side; in that area, it was already steep (from the perspective of a fish head). And suddenly, there was a sloping embankment from the road down to our property. So, exactly, And then our developer wanted to build somewhat higher, as suspects. Which we basically think is good. The development plan contains nothing about maximum heights or terrain modeling. Next door, 1.50 L-stones were installed, which, of course, means nothing in case of doubt. I will look up the state building code and neighborhood law, thanks
