No idea if a piano teacher is automatically tolerant of kids' noise… practicing pianists can be annoying (recorder players too). Nevertheless: noise from neighbors exists everywhere, even in single-family home areas, see kati1337 from the garden pictures forum with her neighbors, me with screaming parents, etc. In that respect, I wouldn't care if it's about purchase considerations. No, it is a steel stringer staircase. Your children will grow up quickly. Or are they louder than others? My granddaughter didn’t get a stair safety gate at all; at 3.5 years old she was already willful (apparently, we always watched) stubborn and independently walked the stairs. You can also explain dangerous situations understandably to them—and you are there too. I’ll put it this way: you always have to adapt a bit with neighbors—tolerance toward room volume. The age or profession of people is not a free pass to be loud.

Look into the declaration of division and check what is regulated there regarding the garden. If it goes badly, you are hardly allowed to do anything without the consent of the others (remove trees, plant, etc.), but you are allowed, for example, to share the costs that the two corner properties would have for hedge maintenance. If it is reasonably regulated, you have almost all the freedoms that you would also have with your own garden.

According to the declaration of division, awnings, pergolas, and garden sheds may be erected without the consent of others. Each person is also responsible for the maintenance and care of their own part. So it seems to be relatively loosely regulated. By the way, there are actually 6 units. An administrator was not appointed but can be appointed according to §20 Abs. 11 WEG.
