Terrace roofing polycarbonate or glass?

Hello everyone,

we have an end-terrace house with a garden facing southwest and are currently planning to roof the terrace. The terrace is 6x3.2m.

The neighbor has agreed to a roof on the condition that it is one meter away from his property and a maximum of 3m deep. The roof would therefore have a size of approximately 5x3m.

Another condition is that we use clear real glass so that the roof does not block any light.

My question now is whether clear polycarbonate lets through just as much light as clear glass? Possibly I could argue that way.

Several neighbors also told me that there is polycarbonate with heat protection while clear glass heats up quite a bit and then requires an additional awning.

Maybe someone can share their experience with me, especially regarding cleaning, appearance, or any other advantages and disadvantages.

Um, why does your neighbor have to agree to that?

Apart from that, it doesn't matter at all whether you use clear glass, frosted glass, or poly. The neighbor will notice about the same amount either way. We have frosted glass and it's great. A lot of light comes through, but it doesn't heat up as much. You just have to look at how the air circulation is in general. Depending on that, you may or may not need an awning.

He has to agree because a terrace roof triggers [Abstandsflächen]. These amount to 3m to the neighboring property. If this is undershot, the neighbor must agree.

Please research whether this also applies to extensions up to 3m deep.
We also had to ask the neighbors, however, we have 4m depth and were therefore required to submit a building application.
Up to 3m would have been possible, however, we did not violate any setback distances.

Unfortunately, this is indeed the case in NRW. Terrace coverings trigger setback areas.

But that does not necessarily have to apply to terraced and semi-detached houses, or does it specifically apply to closed construction in your building area?
Usually, a development plan includes one or two points where exactly that does not happen.
