Termination of cooperation with the architect after LF4 - What next?

Hello, together with an architect we planned our solid single-family house. (LF1- LF4). Unfortunately, we were not satisfied with the collaboration overall, so we decided to go separate ways after the successful building permit. Since we would consider ourselves laypeople in house construction, an individual tendering of the trades with our own site management is out of the question, and we tend towards turnkey construction with a general contractor (GU). The building permit is currently being processed at the building authority. Now we are quite puzzled about how to proceed with the next steps and how cooperation with a GU will look like when they implement a house that they did not design themselves. Does anyone have any tips for us? What should we pay attention to, which pitfalls should we avoid? Has anyone had similar experiences and made a switch after LF4? Many thanks in advance for your help!

Is it done? The plans should be continued by the [GU] ... tricky

At the moment, we are still submitting documents together with the architect because we did not receive an exemption. The approval is therefore not yet complete. However, the collaboration will continue until the final approval. The contract with the architect only included LF1-4. After the approval, it would then have to continue with the detailed planning.

For what intended quality advantage did you want a house designed by an independent architect first, and not also their construction management afterwards?

Basically, it was already planned that the architect would take over the construction management. However, in the first service phases, it has become apparent that his working methods and reliability do not justify continuing the collaboration.

That means, by commissioning the freelance architect instead of if it had been done by a GU lackey, you have only gained design quality (or not even that?) A detailed planning "suffers" in my opinion significantly if it has to be created by someone other than the person who made the design. All the more reason the execution planner should at least also be identical with the site manager. Unfortunately, GU site managers have a different task / objective: not ensuring design-compliant execution, but avoiding collisions between the involved trades (so actually more process facilitation than quality assurance, the latter only as far as necessary to avoid claims). Provided the house design and plot are not very special, the freelance site manager is actually more important than the freelance planner.
