Hello

I am considering having a prefabricated house built. I know this topic has probably been discussed here many times, but I am simply interested in your experiences with some manufacturers. Regardless of whether they are negative or positive.
Preferably also via private message.
But please only from those who have built with one of the following companies.

I cannot give you a tip regarding the mentioned providers like Schwabenhaus, etc., but I would like to give you a food for thought: we requested quotes from local smaller prefabricated house companies and were very satisfied. In the end, we chose one 20km away. Have a look around, there are some near you as well.

The experienced builders have written construction diaries in order to inform, among others, future builders like you. You should visit and read the construction blogs linked here or blogs linked elsewhere.

I have recently tried very much to find out information by reading here in the forum or elsewhere. But unfortunately, I haven't really gotten any wiser from it. Therefore, I have now registered in order to possibly make progress on this.

So I can only report on two consultation meetings, with the second one already being a proper planning meeting at Haas... The first meeting was spontaneous during the model house visit in Poing. Nevertheless, we already stated concrete wishes, ideas, and above all our budget for the finished house. The development plan of our plot was also included. On this basis, the consultant wanted to create a floor plan and an offer. Two weeks later, the appointment to receive his offer took place... What can I say: the consultant had not prepared at all! A large part of our wishes was not taken into account; it was only scribbled in during the conversation using pre-made prefabricated house floor plans from the catalog. Several variants were scribbled on top of each other in the same floor plan... Absolutely no overview was possible anymore. :-( The big shock came with the offer! Our budget was not considered at all! It’s nice that the consultant chose a generous floor plan (living area was still only 135-140 sqm), but our budget was already reached with the shell construction! The interior finishing would be entirely own work and over budget. Then, as a brief addition at the end, it was mentioned that the floor slabs were not yet included in the offer. About €20,000 would be added to the offer price... O-o Please?! Prefabricated house companies are actually only affordable if you can take a house offered by them in the catalog one-to-one. If you have an unusual plot (we have a semi-detached house with maximum external dimensions of 10m x 14m, so single-family house size), there is no pre-made version, and every small change quickly becomes expensive! So I can only report back after obtaining further offers from local solid house builders: our house will now be built by local construction companies. Far below our budget although all other wishes (almost 200 sqm living space, fireplace, photovoltaic system, air heat pump, KfW 55, noise protection measures, central ventilation system, high-quality floors, etc.) are considered! We are now getting our completely individually planned house at our desired price without compromises. Similar experience with Aurorahaus... There we would have paid 1/3 more than now for comparable house equipment.

Three offers from prefabricated house companies were between 80 and 120 thousand euros above the price at which I finally successfully built with the local architect using solid construction. And the listing was not even included yet. So the consultants only wasted a lot of our time. Instead of saying right away at the mention of our budget: "We can't do it," we were sometimes "consulted" three times until an offer far above the budget was presented.
