Hello yakari,

You can get the standard land value and a binding cost estimate from me.

Unfortunately, you will definitely not manage with the costs that mentioned if it is an individual partition.

Basically, your price is reduced by 20% compared to the costs from toxic, but that also depends on the layout, etc. The costs in NRW are based on:

1. Size of the property (you are between 100 and 1000 m²)
2. Standard land value (you are between €80 and €250, there are no cost differences in between)
3. Length of the old boundaries to be examined (depends on the boundary to be newly determined, no one can know without a plan, therefore the costs cannot be determined either)
4. Was the original property built on or undeveloped?! If built on => partition application, which triggers additional costs
5. Additional costs for the takeover at the cadastral office (standard case: 2 x €270 = €540 net only)

For a binding cost estimate, simply send the location designation (district, section, parcel and/or correct address) and mark the new boundary either on the map or in a sketch.

Are these standardized prices? So would the service cost me the same with providers A, B, C?

If no one cheats and the same required performance is offered everywhere, then yes. Extras cost extra, depending on what is needed or desired.

Hello yakari,

it depends on the service. There are sovereign/official services (e.g. subdivision, building surveying, official site plan) that are billed according to VermWertGebT, where the costs are basically the same, but some services also include portions that are calculated by the hour.

Non-official services (e.g. non-official site plan, rough and fine staking) are billed according to HOAI and are negotiable, since surveying services are not listed in the binding part of the HOAI.

Without knowing the specific [BV], it is complete guesswork, therefore it also makes no sense to say anything about the costs.

It remains to be noted that the costs for a surveyor have changed and increased due to the recently added calculation basis "standard land value". Annoying in this respect as well, since I now have to request each construction project individually in advance of the contract for work; a simple, flat-rate order—like in all previous years—no longer works. Ergo, additional effort on both sides (surveyor + seller) of the partnership.

Why keep it simple when it can also be complicated ... :confused:
