If I have a gable roof house of 160sqm, simply and roughly speaking, I have 2 floors with 91sqm, of which only 69sqm upstairs are actual living space, the remaining 22sqm account for a larger attic area, but it is still usable.

Why is a house that has 2 full stories and a gable roof automatically considered "bulky"? I honestly have never heard that before.
