We are aware of this as well, which is why we were willing to settle. However, the trust is gone and we fear that even if we comply with the demands, there could be repeated demands during the construction phase (example: the windows have become more expensive again, either you pay the additional cost or we will not deliver), therefore I also think that we should seek legal advice.

There is no condition here. We have agreed on a fixed price until move-in.

Okay, then such a price increase should not be possible - the lawyer will tell you how to object.

And that is exactly the question for me whether the price increase is passed on to avert insolvency or whether it is used as a pretext to fill one's pockets. I have no idea what margin a general contractor already factors in, and if they offer a fixed price for a construction project in 12 months, there is certainly already a risk surcharge included.
