The calculation seems realistic to me.
A prefabricated house from the late 60s definitely needs to be checked for pollutants, but you have that in mind.
Otherwise, it looks neat and sufficiently well maintained.
If the space is enough for you and the location fits, in my opinion, there is nothing against it.

So the house just looks as if it was built and then maintained, but nothing more was done to it. Basically unchanged original condition. The year built itself is of course not the best, but you are already following up on that with the samples. In addition, it is also a prefabricated house. That is always a tricky issue at this age, especially since you don’t yet know the manufacturer and thus the construction. Side note: It is called dormer, not "Gaube" :). Regarding the calculation I can say it could work if you plan for basic standard and a lot of own work. Apart from the outdoor facilities, where 5,000€ is too little depending on your plans, but since the garden is well established and you still have a buffer, it could work. If the heating is still running and according to your heating technician’s assessment will last for a while, it can be left in place, yes. Personally, I would probably replace the windows, I think they already look quite "worn out." I am still missing tiling work in the kitchen? The exterior shell should remain as is? Insulation, front door, etc.?

That probably depends on the main riverbank, here in the north it is also written with Bärdda-Beh. In my assessment, it is constructed typical of the time, and we even have experience reports / small building blogs in the forum. Visually, I initially suspected more of an Okal House or Streif House, but "BREI" specifically suggests Breisgauhaus (which at least later became known nationwide, but were mainly regionally distributed).
