Subsidies: how effective? And sensible when using own funds?

exactly, and apparently it won’t be changed this summer after all, as stated on the website (their consultant told me that yesterday).

Our general contractor now thinks that the BAFA subsidy for heat pumps is unrealistic as well, since "air-water heat pumps with an annual performance factor of at least 4.5 do not exist on the market." Also, the required separate heat meter would consume the subsidy.
We will get a few more consultations. I don’t find this subsidy matter transparent and straightforward.

We contacted the KFW regarding the repayment grant and that’s it. BAFA funding for field trial systems is obsolete. The 10,000 houses program required us at the time to install technology that we didn’t need. Why is technology being subsidized that can be avoided with appropriate building fabric? In 2017, it was said that once the fund is empty, the program is over. You should apply immediately. Oh right, the storage systems became expensive as soon as the program was established.

We have since obtained a few consultations and have not become much wiser.

One thing is clear: we can achieve KfW 55 with an additional investment of €5,200:
for the KfW appraisal and additional insulation below the floor slab (which is estimated to reduce heating costs by less than €10 per year, not really worth it in itself).

The subsidy is "eaten up" by the - also very low - interest rates, unless we repay earlier.
However, the bank advisor said he could not say yet whether earlier repayment is possible, but only after we have submitted the application, as the conditions for these subsidies change quickly.

Here is my question:
Does anyone know, perhaps from personal experience, whether earlier repayment than 10 years is possible?
What additional costs arise, such as for registering the mortgage in the land register?

I plan to ask another bank and want to prepare a little beforehand, as we have hardly any experience with loans.

Did you think you had a better energy standard than KFW 55?

Grant = Additional investment

Then there are still the interest rates
Do you still have old investments that yield higher returns than the KFW interest rates require?

Have you ever waded through the 10,000 houses application?
Are there still funding options?
Is there anything there that meets the KFW 55 standard?
So that you receive a second grant

I wouldn't bend over backwards for a grant.

I mean special repayments are possible with our KFW loan, early full repayment is not.

So:
We actually only achieve KFW 55.
40/40+ does not interest us because of the negative ratio of additional investment/what we concretely get from it.

We do not have a "good" investment, at best we get around 0.7% interest p.a.

With the "10,000 Houses" program, we might be able to get a subsidy for the heat pump of 2000 €. And another 1000-2000 € for photovoltaics.

early full repayment: I can imagine that banks want to keep their debtors gladly

Maybe the time will come again when the bank would be happy about any early repayment. If interest rates rise, the procurement costs for the banks increase.

Deposit interest rates below loan interest rates
Subsidy eats up necessary additional investments

Keep your hands off it

I'm out with the BAFA for the pump. Ours wasn't even available for purchase at that time.
Some achieve an annual performance factor of 4.5, from what I read here. Just ask specifically in your other thread.
