... the foundation slab is supposed to be poured already in October this year.
Why, or what do you hope to achieve with that?
Now the "official procedures" have to proceed quite quickly, we think, so that we can get everything done by October, but have we forgotten one or several steps??
- first of all, we need all the papers from our architect (development plan, and the total cost breakdown as well as everything legal!?)
- then an appointment at the bank regarding financing, simultaneously have the papers checked by a building law attorney....
- buy the property
- then submit papers to the municipality and file a building application for October (I believe the architect does that?!)
- then comes the notary appointment ??:-D
- and then wait for the green light and start??!!
First and foremost, the visit to the bank or an independent financier – preferably both – is called for; nowadays insurers are also worth inquiring. Only once you know how much money you can put in hand can you comfortably decide how much you "want" to move! And don’t let anyone convince you that you have to hold an offer from provider xyz; bankers and also independent financiers can assess your situation very well even without an offer ;)
Only then buy the property (I assume you know why you want to buy it), then commission a public surveyor to create the preliminary site plan. Only once the surveyor has acted can your architect file the building application, which, by the way, should include the cadastral excerpt, the development plan, and the textual stipulations. If the property is not located in a development plan area, the usual provisions apply.
Whether you have to file a regular building application or can submit under the simplified approval procedure can only be told to you by your architect.
