What do you do if no one can be found who buys the partitioned property quickly enough or not at the desired price?

That is one of the key issues. But here there is good demand and, as I said, the price is good. There should be enough leeway to offer the plot at a very good price

Of course, I could now randomly advise you to make a preliminary contract with the seller, found Hansworscht & Nachbar UG* and so on. But maybe you should first explain – illustrations wouldn't hurt – what

means exactly, how the subsequent partial plots relate to each other (does one of you need a GFL right from the other ...?) and such "details" more.

*) we know nothing about your possibly marital property regime and the like, possibly a GbR with the spouse is initially more favorable ...

In our area, you can get fully serviced plots in the village for about 100-120€ per sqm. Here, there are now about 6000sqm for a total of 120,000€, so 20€ per sqm. However, it is undeveloped. There is a statement from the responsible building authority about what may be built. In short, it concerns a part of about 4000sqm. Two houses are allowed to be built on it. It is estimated that 40m from the street to the property needs to be developed. There used to be a farmhouse on the property, but it has been demolished. There is still rubble on the land. The pile can only be estimated, but maybe 5m high and 10m long. We would keep about 2000sqm for ourselves and sell the other 2000sqm again. We have an estimate of 25k€ for the rubble, 20k€ for landscaping, 25k€ for development, and 25k€ for surveying. With the purchase incidental costs, we come to about 230k€. That means we would like a return of about 115k€ for 2000sqm. That would simply mean 57.50€ per sqm.

Don't be angry, but I believe that after taking off the rose-colored glasses, not much remains of the dream. If it were such quick money, more than one person would want to mine this treasure in the vicinity of the current owners besides you. Talk remains talk – even from the mouths of building authority employees. An "information" is a "sample without value"; only when it says "preliminary building permit" on it can you really use a building authority information for something. No one really builds just two houses on 4000 sqm, even in Brandenburg or Schleswig-Holstein that gives building land for at least six single-family homes. The price sounds very much like not only not yet developed, but also not even planned to be developed. I don't see you having to ask a driveway paver about appointments here before 2030 at the earliest. In other words: we will wake up twice more, hooray, then the speculation period will already have expired when you sign your building contract.

Don’t come across with such horse’s hooves bit by bit like that :-(

Basically, I agree with you. We are also cautious and weigh the pros and cons. With the 2 houses, it is just the way it is, as it was mandated by the municipality and the building authority. This is also due to requirements from the lower water authority. But what I wanted to know, namely about the speculation tax, I have found out.
