Solid wood house / partial self-labor, wall structure / differences

Good morning,

I am new here ... and also new to the topic of "building a house"

My wife and I have already read quite a bit, but we are not experts.

We want to build a healthy single-family house made of wood for our still 4-person family.

The question of wood or stone is no longer an issue for us. For us, it will clearly be wood.

Actually, we had also thought so far that it would be a solid wood house. First a modern log house, after further research we are now at Holz 100 or rather "Nur Holz" from Rombach.

After several discussions with general contractors, carpenters, etc., we were at an architect (which would then be KfW 40) who told us that we would be better off with a timber frame construction.

We are roughly aware of the differences, but we are not really sure and would be very grateful for your opinions.

Especially technical advantages and disadvantages with regard to energy efficiency, building ecology, wall construction ...

We are planning a 130 sqm single-family house with 4 bedrooms + a spare room ... of course also kitchen and co.
No basement. Plot available. Heating will only be with a masonry stove. Hot water through a tankless water heater + solar panels. (If necessary, infrared heating). Budget is clearly set at 210,000 EUR for really everything. That will of course be ambitious, but we have some craftsmen in the family and also want to contribute a lot of our own work.

hi, sorry but I wouldn't go into any more details with that budget. You are planning a great house, made of wood with non-standard technology. At 210k it's going to be too tight. What does land available mean to you? Already fully developed? What use are details to you if you can't afford it anyway?!

Hi, If I take some reference values: 130m^2 living space... *1600€/m^2 (simple, functional equipment, about KfW70, timber frame construction, cellulose insulation, installation level...) - then the budget is already gone. With the target KfW55 or even KfW40 - the remaining budget is simply far negative. Ancillary construction costs are still missing. Some thousand euros can be saved with own services, but it will not be enough. Regards I.

Hi, welcome to the forum.

Anyone who wants to do something for nature should rather leave the trees standing in the forest than have them cut down.

If you didn’t have such high demands, you could have this house built to KFW 55 standard for 210,000, including incidental building costs, turnkey. That would be, for example, made of aerated concrete, there are very good products that have received awards for ecology, pollutant-free, environmentally friendly and energy-saving production.
If you don’t like ETICS insulation you should buy 36.5 cm bricks, that’s enough for Kfw 70.

But I don’t want to badmouth the wooden house, I’m just saying that it will certainly be more expensive than 210,000. Because of the incidental building costs!

We have already purchased the plot. There is still an old house on it, which will be demolished soon (not included in the 210,000). So it is connected.

I am somewhat surprised by the assessments. Both the architect, who recommended a kfw-40 timber frame construction to us, and the "others" said that there probably won’t be any major extras *** included, but it is definitely feasible. These were both contractors who *** build Holz100, pure wood, or log houses. Independently *** of each other and viewed very critically.

Now we have to decide: timber frame construction or solid wood house (Rombach)

The architect as well as the general contractor assure us, but they offer different products.

You must not forget that turnkey houses are indeed offered and sold that are anything but ready to move in!

Besides, there are KfW 40 shacks that are nicely calculated regarding primary energy through calculation factors. *** having low heating costs is not necessarily true for the kfw40 standard.
Ask your architect about a highly efficient gas condensing boiler instead of the wood stove.
Suddenly you might not even reach KfW 70.

Please don’t make the mistake and let yourself be sold something. The U-values had to be good, otherwise the heating costs too much and you have less money to pay the financing.
