Software for land planning of multiple houses wanted

Hello everyone,

before I can create such a nice post here, I would like to take a closer look at my property. I also want to approach the group of people to whom I am pitching my project with something in hand.

Basically, I am currently preparing a project pitch for a group of architects, bankers, and construction companies. It is about the development of a 4000 sqm area that falls under infill development. My family has saved for two generations to be able to finance and rent it out, and now it is up to me to carry it out.

Looking for: Software to plan several houses on one property based on the values from the development plan and generally to just click together 1-2 variants. For example, once a three-unit building, once with semi-detached houses, etc.

Which software is suitable and usable for laypersons here? What I have found is either architectural software (which is not my intention at all) or designed for exactly one house (but I have more).

As an IT person, I cannot draw.

Actually none at all. I wouldn't even try it as a layperson. Especially in the multi-family house sector with possibly different fire protection requirements, requirements for storage rooms, parking spaces, hallways, and possibly an elevator (without which a new building in a decent location is basically a no-go), etc., you should only work together with an architect. Building and renting out a single-family house is per se a business with an extremely poor return. An attractive option can be subdividing the property and granting hereditary building rights. Little effort and potentially with an attractive return (including value adjustment possible).

Well, there is something from the ketchup. However, if I look at the above contradictions, there is already a lack of fundamentals. And you can paint as much as you want, as long as that is not clear.

How many millions have they saved together?

As a layperson, it is a complete waste of time to deal with floor plans of a possible multi-family house development. Or do you want to squeeze in a 4-year architecture degree first? There are architects or project planners who specialize in such projects. The most important contact person will probably be the financial planner, who will hopefully advise you well regarding the expected returns or rather their absence.

Did people two generations ago know what kind of government we are dealing with today? Hopefully, this project will not be a flop.
