Single-family house planning with a granny flat - ~230m² - basement - gable roof

Hello everyone,

After reading along for a long time, here is my first post. I think it is great so far how all future builders are helpfully supported here. Now to our planning, and I hope you can give us one or two tips or advice.

Who wants to build and how?
Number of people: 2 adults + 1 child
Plot: approx. 1200 sqm (22m wide)
Development plan: yes (already considered in the planning)
House costs: approx. €440,000

What is important to us?
Lots of light, stove, gallery, stove, modern (timeless),

What technical requirements are there?
KFW 55 house, basement and wellness basement, later an granny flat,
air-water heat pump, photovoltaic + storage, KNX. Prefabricated double garage (with storage room), centralized controlled residential ventilation

What are the requirements for the floors?
Basement:
• Technical room (heating, electricity, server)
• Utility room
• Guest room
• Shower bathroom
• Sauna / fitness
Ground floor:
• Guest WC
• Office
• Separate wardrobe
• Living / dining room (gallery)
• Stove door kitchen through sliding door
• Storage room
1st floor:
• 2 separate areas (separated by the hallway or similar)
• Master bedroom
• Dressing room
• Bathtub and shower bathroom
• Child’s bedroom
• Shower bathroom
• Playroom
• Storage room

Are there any special features?
Our child’s area should later be converted into a granny flat.
Due to Kfw funding but also to be executed directly as such.

I would be happy about your comments + suggestions for improvement.

Others are better at that than I am ;) If you only have/wanted one child, you are giving away a lot of space up top for x years. The access to the granny flat or to the stairs through your living area – that is not really a separate apartment and won't be enjoyable for you later either. The budget could be quite tight given your requirements.

In the ground floor plan it says at the bottom right "later separate apartment entrance" I think the window should be replaced with a door when the time comes ;) but I also find the floor plan very intricate, you have a lot of circulation space

: The access to the granny flat will be via our staircase as long as my son has his domain there. The other staircase will be put into use later by replacing the window with a door, while simultaneously the door upstairs will be bricked up. Our budget was not meant in this case. We already have offers for the house without photovoltaics and KNX. It is around €400,000. : Where do you think we would lose traffic area? Or where could we optimize?

In my opinion, that is contradictory. If you want to apply for funding for two residential units, you also have to create two separate residential units right away.
I also find the house quite convoluted. In addition, there is the space needed for the two entrance areas and the second staircase to the upper floor. Unfortunately, without more details about the property, not much can be said, but is there no possibility to realize the granny flat, e.g., in the basement?

Do I understand correctly that you want to have the granny flat built right away so that you get the KFW funding for 2 residential units twice? If yes: Apart from the fact that this is not exactly well received here, since you are not creating 2 residential units but only pretending to do so, you will have problems anyway because you do not meet the criteria (own and exclusive only access, etc...). €: Too late ^^
