Hello dear house building forum! We are new here and look forward to the exchange. Our "challenges" in the floor plan planning are the relatively long and narrow plot and the orientation to the north. Therefore, we want an opening to both the north and south. Here are our key data: Development plan/restrictions Size of the plot: 660m² Slope: no, the plot is flat Floor space index: no development plan available, probably 0.4 Floor area ratio: no development plan available, probably 0.8 Building window, building line and boundary: southern part of the plot, approx. 4m distance to the street Edge development: according to the building code, 9m for garage Number of parking spaces: 2 Number of floors: unclear, probably 2 full floors allowed Roof shape: no specification Style: no specifications Orientation: no specification Maximum heights/limits: approx. 9m Requirements of the building owners Style, roof shape, building type: modern gable roof Basement, floors: basement, ground floor, upper floor with knee wall >2.20m Number of persons, age: 2 adults + 2 children (4 years and 1 year, possibly a third child) Space requirements on ground and upper floor: approx. 180-200m² Office: family use or home office? – partly/partly Overnight guests per year: frequently, every few weeks 1-2 Open or closed architecture: open Conservative or modern construction: modern Open kitchen, cooking island: yes Number of dining seats: 8-10 Fireplace: no Music/stereo wall: no Balcony, roof terrace: no Garage, carport: yes, single garage Utility garden, greenhouse: no House design What do you particularly like? Why?: Open living and opening to both south (street side) and north (garden side) What do you not like? Why?: Actually nothing… If you have to do without, which details/extensions - can you do without: airspace/gallery - cannot do without: opening of the house (ground floor) to north + south, open living and large windows What is the most important/basic question about the floor plan summarized in 130 characters?

Morning

You have recognized the challenge of the property, but the design does not build on this insight.

I see a design that rather clings closely to the eastern and northern property boundaries and has no bay window for the dining room that occupies the sunny evening terrace in the garden.

Hello Olli,
thank you for your reply. Just a note, the top side of the house on the plans points towards the northeast, the property must be built on in the south. We will exchange the pictures again with the complete cardinal directions for better understanding.

I think the matter is quite okay. The north orientation will always require some compromise. The question is whether to place the kitchen by the terrace and shuffle the rooms a bit.

I also find the floor plan acceptable. Airy, spacious. However, the view is somewhat oriented towards the west. The terrace will be on the north side? The path to the kitchen is long there. The dining bay blocks the way. The staircase has different directions of ascent, change that and pay attention to where you want the starting point to be. Elevations could reveal one thing or another.

Possibly swap the kitchen and living room. Then the kitchen is by the terrace and the bay window is not in the way
