I also can't imagine that an office open to the living space is a good idea in terms of noise. I agree that the bedroom is too small like that. I don't think a dressing area in the bathroom is a good idea. On the one hand because of the moisture (?), on the other hand, with 4 people there can already be bathroom traffic jams, if you also have to go there for clothes, it will probably get even worse. I can't estimate the cost of a mezzanine like you have planned for the office at all. Is that much cheaper than just planning a normal attic? Children's rooms under the roof, office and bedroom in the basement could ease the situation.

Sorry, I should have rotated the plan.... North would be at the 12 o'clock side on the elevation plan

I also don’t know if that is more expensive than a finished attic... it would be worth considering planning it that way! Does anyone have experience with the costs?

With us, only part of the attic is closed off and that doesn't cost anything extra. You simply give up living space. The picture you showed is really stylish. But for something like that, the room actually has to be available... by the way, this house is also significantly wider/narrower than your floor plan! Children's rooms under the roof would have a very low knee wall and the stairs from the living room up are also not ideal. Just making the basement wider and putting a terrace on top is certainly an option. But I can imagine that is significantly more expensive.
