Style: classic / modern
Maximum heights/limits - none relevant as far as I could find
Further requirements: 1 tree and 15 shrubs must be planted.
The terrain is level (former field), no trees, no unevenness.
Soil report: clayey, high groundwater level but not toxic.
Requirements of the builders
Style: clear lines but no Bauhaus, roof shape gable roof, building type solid, no basement, 1.5 floors and attic
Number of people: 4, ages 2x40+ & 2 small children
Space requirements in
Ground floor: kitchen/living room/utility room and a guest room/office (later bedroom)
Upper floor: 2x children’s rooms, 1x bedroom, 1x bathroom
Architecture
Ground floor rather open at least kitchen/living room
Upper floor large rooms, small hallway, closed.
Open U-shaped kitchen, no cooking island, number of dining seats 4 - 6
Garage, carport, well, garden shed, parking spaces and terrace will come later.
They will be planned along but only for the building permit.
Outdoor area: preparations such as electricity, empty conduits, soakaway(s) will be planned immediately.
Starting point: We assume that our children will be there for at least the next 15 years (or even 25 years..) and that we will also live in the house in old age.
Basis for house design:
The basis was the house Mailand from Helma.
Adjustments (which rooms go where, living room/kitchen open/closed, where doors/windows etc.)
were made by us and have so far only been coordinated with the architect for "feasibility".
Only the bathroom on the upper floor we have not touched yet; that comes from the architect.
A washing machine is also to be installed there.
What do you particularly like? Why?
Ground floor:
Large hallway, short distances and lots of light.
Large kitchen with adjoining "family room" (living room)
Access to terrace from living room and office
Age-appropriate, close to barrier-free
Upper floor: large rooms, small hallway
One neighbor to the west, whose house has not yet been built.
East and south without neighbors.
What don’t you like? Why?
Bathroom layout on upper floor. Shower at the entrance and toilet behind? hmm. Where to put the washing machine?
(Unfortunately, the 2-meter line is still missing in the current floor plan..)
The rest we like well, but there are always aspects that can limit it,
because we don’t know better or haven’t thought of it.
Price estimate according to architect/planner: 265T
Personal price limit for the house, including equipment: 300T
Preferred heating technology: GAS (among other things because the connection is already there) + controlled residential ventilation with heat recovery and solar.
Photovoltaics will be prepared.
Why did the design turn out as it is now?
After many attempts to buy an existing property, many viewings and research into what we would like to have (wanting and being able to afford is always a difference..) we are now at the point that most of our important points have been incorporated into the floor plan.
What is the most important/basic question about the floor plan summarized in 130 characters?
Do you see any no-go’s? Exaggerations, errors in thinking, wrong distances, is something missing or is something too much?
Nothing is set in stone yet and before it comes to that, we would like to read your opinion. We look forward to criticism, suggestions, confirmation and fruitful discussions
