Single-family house for 5 people: floor plan planning in the final stretch!?

Access is via the 5.30m in the southeast. Straight ahead is a parking space. To the right in front of the house (east) is a second one or, in extension, the garage. You could turn around in the turning circle and reverse onto the property. The other way around is also possible. We expect little to no traffic (cul-de-sac).

The neighbor borders directly to the south. We assume that they will build their garage on their northern boundary (our southern boundary).

The idea was to follow the course of the sun during the day. Kitchen in the east. Dining room in the south. Living room in the west. The kitchen faces the street at the front and the living room faces the garden at the back (sun from southwest to west).

A small office will be placed in the attic. There is still space for it.

Roughly estimated, it is 180sqm – without the attic. The €300,000 is only for the building and the garage. Additional costs, land, and architect’s fees are budgeted separately.

Honestly, I was a bit surprised about the architect’s estimate. So far, I have calculated about €1,800 / sqm for 170sqm of living space, plus €25,000 for the garage. This will be discussed again in due course since the €300,000 is the construction cost upper limit we communicated to him.

Everyone is supposed to download your PDFs so you can save yourself the work once? You won't get much help like that :p

Even easier and nicer: download pdf24 creator (freeware) and with drag&drop a pdf becomes a jpg.

And I'll say it again: €1,700 per sqm seems very tight to me. Even for the Ruhr area (which is certainly somewhat cheaper than the Munich metropolitan area).

1500 EUR per sqm.. never ;)

Calculate with 2000 then you are on the safe side. Those who build with an architect usually do not build 0815...
