Hello, we want to build a roughly 200 sqm detached house without a basement, solid construction.
Here are the details:

Loggia faces sunset and “mountains”. The plot is approx. 70 cm lower than the field path (8 meters from the house, 5 meters from the boundary)

What do you particularly like? Why? All rooms are there. The sizes roughly fit.
What do you not like? Why? Size of the technical room, entrance area, possibly window layout in the living/dining room, upstairs bathroom is small?
Price estimate according to architect/planner: 450k
Personal price limit for the house including fixtures: 600k
Preferred heating technology: heat pump with underfloor heating
If you have to do without, on which details/extensions
- can you do without:
- cannot do without: second bathroom (should be children’s bathroom)
Why is the design the way it is now? For example
What makes it particularly good or bad in your eyes?

What is the most important/basic question about the floor plan summarized in 130 characters?
1. Laundry room upstairs or downstairs?
Upper floor: that is where laundry originates, but then drying and possibly ironing downstairs?
Gives more space in technical room. But children's rooms become smaller.
Ground floor: Laundry can go straight through the kitchen to the line, you can check when it’s done when you are in the kitchen/living room.
2. Entrance front or side?
Front - there is an additional entrance from the garage. The one with 3 m width, however, is narrow.
Utility garage can be longer, a carport can be placed in front of the garage. Long, relatively narrow corridor which could be dark.
Side: Utility garage is smaller, carport must go elsewhere.
3. Windows in the living room
The 5m element is currently planned on the left side. The “better” view would probably be if the element was shifted all the way to the right. That way you look towards the neighboring house (not there yet). But the field path to the north is also used by walkers and such. So possibly more visible. Would you shift the window to the right? Then the question is where to place the couch and TV.
4. TV/couch in the living room: best arrangement.
Where should the TV go best and where the couch?
We currently also own the neighboring plot, the hatched area we want to separate and sell the rest of the plot again. We are building on plot 7372.
The exterior view somehow does not please me, but my husband likes it.
