Great, thank you very much! Yes, so the loggia would be absolutely suitable for drying. Only ironing and drying inside would then be downstairs. Although for ironing, we have already considered a fold-out ironing board in the dressing room. We iron as needed.

Maybe not swap after all. But I would rather have the guest room than the utility room in the beautiful south.

In the office on the upper floor, the wall on the left side of the plan is only poorly usable.

Think about what kind of cabinet would fit there (depth!) and, if necessary, move the door a bit to the right AND make the window a bit narrower (on both sides). Maybe 20 cm additional on each side will be enough.

This way you gain cabinet-usable wall space.

Side note: There are some residential building insurers who charge a surcharge if the washing machine is not on the lowest floor.

And on the ground floor plan, the door to the guest room is missing. But it is clear where it should/must be.

Oh, by the way: I refer to doll furniture: The indicated two-seater is at most 1.50 meters wide. Everything looks spacious with furniture drawn too small, even though it is not. Therefore, do not waste any space below on long corridors and oversized ancillary rooms. If necessary, open part of the hallway to the dining room.

Hey,
the floor plan itself is well done, but the situation with the children's bathroom would bother me a lot. When your child gets older, they probably wouldn't want to constantly go through your dressing room to use the toilet, but having to go down a whole floor first isn’t exactly more comfortable either.
How about widening the hallway to the right of the stairs by one meter and offsetting the doors to the bathroom and the dressing room so that both can be accessed from the hallway?
