Hello,
actually we are already quite satisfied with our floor plan, but we still wanted to get a few more opinions. Constructive criticism is welcome. Thanks and regards

What do you not like? Why? Distance between couch and TV too narrow. Living/dining area "only" 35 sqm.

I would change two things. Below, a wall between the living and dining area with a nice two-meter double door and glass in it. I would need more space for a shelf with books and for the collectible cups behind glass and such. Upstairs, there would be the dressing room, honestly, I consider it a waste of space and a bit of decadence anyway, but if it has to be!, somewhat narrower, because the space next to the beds would be too tight for me. I don't find dressing rooms decadent. However, this upper floor with the tiny children's rooms and the decadent ;) parents' area leaves a bad aftertaste.

I would align the rooms a bit and install spacious closet space in the sloping ceilings instead of a dressing room, so they can be used effectively.

On the ground floor, I would take measurements and draw in the correct furniture dimensions – it seems to me as if something was fudged. You can see this in the kitchen with the stove on the nonexistent island.

Pretty good, I only have two points to complain about. What I don't like are the bathtub and the bed of child 1, both below the 2m line. The house in the avatar picture looks similar, was that a previous version?

I also think the proportions are not right. The children's rooms are pretty much the smallest rooms in the house. Unfortunately,

was left open. It's always a pity because many room concepts depend on what reality is like.
Access to child 1 could become tight with bed space and an opening door, which is also placed just before the 2m line.
And giving the dressing room on the south side a floor-to-ceiling wide window... well... there will probably always be a privacy screen drawn there ;)

The staircase seems to me to be planned quite narrow... and due to the half wall probably only in the ground floor relatively open, which then doesn't provide a really usable cloakroom space for, e.g., the suggested (rooms) 4 people in the house.

The shaft for the heating, which runs through the kitchen and especially the upstairs shower, also seems unfavorably placed to me or the shower then unfavorably placed.

I would describe it a bit more drastically... Children's rooms are hardly anything more than storage rooms, smaller than the bathroom, smaller than the office, much much smaller than the bedroom... That is just not up to date. On top of that, Child 1 almost has to go through a tunnel to get to their room...

The nicest room on the upper floor is the dressing room, where you only stay very briefly.

Bedroom and dressing room are oriented to the south... where you would generally prefer it cooler. That would be a no-go for me.

I like the ground floor with one exception: I prefer the more modern version with the kitchen directly adjacent to the terrace. Especially with a family, life happens in the kitchen and dining area. Having the kitchen directly on the terrace in summer is a dream.

Overall, I would not want to build with the upper floor as it is, since the children's rooms have a townhouse character and apparently nobody gave any thought to the orientation of the rooms.
