Dear home builders,
after long trials with paper and templates for various stairs, carports, and arrangements, we would like to discuss our current favorite with you.
To the north and east, there is forest.
To the south and west, the neighborhood.
Therefore, the house opens to the east for peace and a great view.
The building window is 13x13m, which is fully utilized in width with the 4m carport and 9m house, leaving 1m in depth at the front.
The plot is mostly level but lies uniformly about 40cm above the street; however, building up to 50cm higher is also allowed.
The floor plans are oriented to the north and dimensioned by hand.
Please note that the roof could not be properly designed with the software.
The landing staircase could also not be correctly modeled in the tool but is displayed green in the staircase portal.
Development plan/restrictions
Plot size: 750m²
Slope: No
Floor area ratio: 0.4
Gross floor area ratio: 0.6
Building window, building line, and boundary: 13x13
Edge development
Number of parking spaces: 2
Number of floors: max 2
Roof type: gable roof <45
Style direction
Orientation: east-west ridge predetermined
Maximum heights/limits: TH 6m, FH 10.5m
Further specifications: Carports only on the sides or in front of the building, no basement replacement rooms in the front yard (5m wide strip between building and access road)
Builders’ requirements
Style direction, roof type, building type: Single-family house with gable roof
Basement, floors: none, 1.5/2
Number of people, age: 2 (~30) + 2 children planned
Room requirements on ground and upper floor: bedroom, dressing room, bathroom, 2x children’s rooms
Office: 1x family use (guest room) and 1x home office
Overnight guests per year: regularly
Open or closed architecture: open
Conservative or modern construction: quiet rather modern, but not fixed on style
Open kitchen, cooking island: open
Number of dining seats: 8 (at one table, no kitchen counter)
Fireplace: no
Music/stereo wall: desired
Garage, carport: 1x carport, 1x parking space, bicycle shed
Other wishes/special features/daily routine, also reasons why this or that should or should not be: use of the beautiful view to the east
House design
Who created the design: Own design (of course a mix of things we have seen, etc.)
What do you especially like? Why? All rooms accommodated in the desired cardinal direction and size
What do you not like? Why?
- Sofa orientation may create bottlenecks, but we would like the “music wall” facing the open space/kitchen?
- Few windows facing south, but since the neighbor’s house and carport are to the west and the street runs to the south, we think the open space is well placed to the east.
Price estimate according to architect/planner: 400,000 (house only)
Personal price limit for the house, including equipment: Still some room to increase (but does not have to be)
Preferred heating technology: air-to-water heat pump + photovoltaics
If you have to give up, on which details/additions
- can you give up:
- cannot give up:
Why did the design become what it is now? For example,
We made a list of requirements.
Looked at hundreds of floor plans and tinkered, and have now decided that we like this one.
What makes it particularly good or bad in your eyes?
It accommodates almost all requirements within the building boundaries.
What is the most important/basic question about the floor plan summarized in 130 characters?
Is the open space well divided?
Is the staircase well chosen?
Can we accommodate the building technology (air-to-water heat pump, central controlled residential ventilation, photovoltaics) divided between the attic and laundry room?
Are there any other comments?
