Dear home builders,

after long trials with paper and templates for various stairs, carports, and arrangements, we would like to discuss our current favorite with you.
To the north and east, there is forest.
To the south and west, the neighborhood.
Therefore, the house opens to the east for peace and a great view.
The building window is 13x13m, which is fully utilized in width with the 4m carport and 9m house, leaving 1m in depth at the front.
The plot is mostly level but lies uniformly about 40cm above the street; however, building up to 50cm higher is also allowed.

The floor plans are oriented to the north and dimensioned by hand.
Please note that the roof could not be properly designed with the software.
The landing staircase could also not be correctly modeled in the tool but is displayed green in the staircase portal.

House design
Who created the design: Own design (of course a mix of things we have seen, etc.)
What do you especially like? Why? All rooms accommodated in the desired cardinal direction and size
What do you not like? Why?
- Sofa orientation may create bottlenecks, but we would like the “music wall” facing the open space/kitchen?
- Few windows facing south, but since the neighbor’s house and carport are to the west and the street runs to the south, we think the open space is well placed to the east.
Price estimate according to architect/planner: 400,000 (house only)
Personal price limit for the house, including equipment: Still some room to increase (but does not have to be)
Preferred heating technology: air-to-water heat pump + photovoltaics

Why did the design become what it is now? For example,
We made a list of requirements.
Looked at hundreds of floor plans and tinkered, and have now decided that we like this one.
What makes it particularly good or bad in your eyes?
It accommodates almost all requirements within the building boundaries.

What is the most important/basic question about the floor plan summarized in 130 characters?
Is the open space well divided?
Is the staircase well chosen?
Can we accommodate the building technology (air-to-water heat pump, central controlled residential ventilation, photovoltaics) divided between the attic and laundry room?
Are there any other comments?

Even if one sees the main residence in the East, I would always try to let the afternoon/evening sun into the open-plan living area. In short: personally, I do not like it. Any mistakes that I don't find spontaneously now, but also negative aspects (e.g. privacy wall, shower, wardrobe, open-plan living area width) would now be justified by you anyway given all the efforts of the program, right?

Yes, we also liked that house very much.
Only the upper floor we found difficult to draw because of the staircase.
Often we ended up with too much hallway space.


I had already expected that you would not be satisfied with the east orientation.
Do you have any good ideas for more evening light?
Ours let in light into the house and living area through the large windows at the stairwell and a large door to the all-purpose room.


We would be happy if you could elaborate on these points and refrain from letting our simulation play urge distract you.
Especially with the bathroom, we are not yet satisfied ourselves. One particular problem I see here is the washbasin under the slope, which makes playing somewhat problematic.

For the wardrobe, the idea was to place part of it under the stairs, but we are also open to suggestions here!

Do you mean the 4m all-purpose room width is too narrow? Or too wide in places?
Or simply unfortunate that it has become a very evenly sized room?

How is the neighboring development to the west? Very solid? Or would it be possible to place the carport closer to the street so that the evening sun could still be enjoyed on the north terrace?

Unfortunately rather massive. The carport stands over 9m on the boundary where we planned ours.
The house then 3-3.5m from the boundary and also has an attic, so unfortunately not flat either.
So there are rather few scenarios in which the sun shines past the house.
Most likely in the summer late in the evening from the north.
