Single-family house - city villa: Living room L or I shape?

Hello,

we are also planning the single-family house in order to have a price estimate. Now we are considering what is more sensible, an L-shaped or an I-shaped living/dining room?

Requirements of the builders:
5 rooms, 2 floors (2 children's rooms, office and bedroom upstairs), double carport/garage, large living room, closed kitchen, approx. 140 sqm, downstairs WC & shower, upstairs bathroom

House design
Who is the planner:
- Planner of a construction company: this is the file EG_ArchitektVonGU.PNG, here an L shape was discouraged.
- Plan from prefabricated house supplier (unedited): EG_FBAnbieter

We had considered rotating the prefabricated house supplier's design so that the entrance is then on the north side and above that the carport/garage. Where "Work/Guest" is marked, the kitchen should go in, with a door from there to the living and dining room as well. The terrace should be in the south, which would allow access from both the kitchen and living room.

I have marked our plot on the plan with an X; where the X is, there are trees that must remain.

What do you think, which is better, L or I shape? What other ideas do you have for us?

We are currently working on the floor plan and have similar thoughts.

At the moment, I tend towards the L-shape, but with direct access to the semi-open kitchen, which can be separated by a sliding door.

We saw this in a show home park and found it comfortable to have the sofa, TV, etc. arranged in an L shape around the corner.

The advantage we see is that it is less disturbing if someone is sitting at the dining table, doing homework, drinking coffee, or whatever, and the other person wants to sit on the sofa.

The disadvantage for us would be that one part shifts from the west side to the north. This might mean less light but possibly also a cooler temperature.

So if north is to the left on the plan, clearly the L-design. But this has nothing to do with the shape, rather with the light. First and foremost, it's always about the light. Where is the sun - which rooms should be nicely bright. The living room is the top priority.

Of course, the I could be rotated by 90°.

So the plot location, the north arrow is included there.

For EG_ArchitektVonGU north is to the right. So the utility room is in the north.
For EG_FBAnbieter north is where the entrance door is. So that would be our idea.

Rotating on the plot should be possible.
For EG_FBAnbieter south would then be where the kitchen and the long L side are and west at the short L side.

I am missing the development plan with the building boundaries to be able to estimate whether the building area is deep enough to rotate the house. Does it fit?

If yes, then you have a good planning approach
I find the L shape better and better or at least a niche for the sofa

However, the arrangement should not play a role in the rough cost estimate.

You can't just rotate plans by 90°, the development still needs to succeed.

I understood the plans to mean that the property is accessed from the east. Assuming that, both designs place the entrance to the north, and in my opinion both designs work well in terms of light, although the I-design would need to be mirrored (utility room to the east, openings in the living area rotated due to south/west orientation).
How tall are the trees in the west? Will they block all the light from the west so that the focus should be on the southern orientation?

Edit: ok, if the architect's design sees north on the right side of the plan, I find that suboptimal because the room is heavily oriented west and there could be shading from the trees there. Also, you would have to see how the house sits on the property, i.e. where your terrace is supposed to be. If this is south, I would also see the main living area facing south in width. The kitchen should also face more south towards the terrace then, which fits the prefabricated house design better in my opinion.
And with all this orientation, I would make sure that the sofas in the living area are arranged so that you look out into the garden. So not the backrest facing the window.
