Now I was confused...


Your "775" touches the corner at the neighbor's garage. Therefore, I assumed a different property.

I miscounted :P It was 3.50 for me. 4 meters is enough.
In my mind, I'm with , who already pointed out in another thread that you shouldn't be stingy with measurements and details.
I’ll add once again explicitly that you should place the house in the site plan for yourself (if not just for us) to see how it fits and where there are still possibilities.

Big enough to furnish it normally to standard: bed with 220 cm length and 2 meters width, wardrobe 3 running meters with 60 cm depth and enough space between bed and wardrobe to walk through. According to my rough calculation, that would be approx./at least 3.50.

Yep. But if that is your wish...

Starting over opens up new possibilities and improvements.

Without having counted and calculated the boxes now, it feels like 60% of the ground floor is office/storage/wardrobe/circulation areas...
The kitchen/dining/living areas seem a bit cramped. (I had already pointed this out with another floor plan. 3 m per unit is too little when I have a total of 180 sqm. Ypg has already pointed this out)

Guest wardrobe/family wardrobe unnecessarily take up space!

You do have a basement.

There is still a lot to do.

I also see that as a basis. Where is north on the property? The length of at least one property side would also help.

With the dimensions, it should only just fit on the property. It is easier to draw when I have exact lengths.

Hello everyone,

after the comment regarding the size of the kitchen, dining, and living areas, we have looked at it again with that perspective and agree with you. We are currently considering how to change it and will then post the new idea.

hanghaus2000 The orientation was on the first draft at the top left of the image. As you have drawn it, it does not fit. We would like it rotated 90 degrees (garage driveway and main entrance from the street above). I know that we are 2m beyond the building boundary, but in initial talks with the city, we were given the impression that this should not be a problem – as many other houses also extend beyond it. The garage may be built outside the building envelope.

As soon as I have news, I will upload it to discuss it again.

I like the discussion, and it has already borne significant fruit, thanks for that :)
