Attached is another sketch from the west. The height measurement starts from the intersection of the wall/natural terrain. This means that a value x between about 1m and 1.5m is not included, as the building must have a minimum distance of 5m from the street. The explanation is really bad, but I still hope it can be understood

Eaves height is 7.0m and ridge height 9.5m, you are right. Small typo.
My parents' house is almost exactly the same size, if the rooms are well cut you don't even notice it.
