Development Plan/Restrictions
Plot size: 636 sqm
Number of parking spaces: 2
Number of floors: 2
Roof type: Gable roof
Style: Industrial style
Orientation: Garden southeast
Maximum height: 9.5m

Client requirements
Industrial style, no basement, preferably partially open roof truss above children's rooms and stairs (still needs to be adjusted), stairs should not be visible from the front door, open and high rooms, good use of space, children’s rooms should not be too large (a matter of preference)

Number of people: 4 - 5
Home office strictly necessary
Open architecture
Open kitchen, cooking island

House design
- Architect

What is especially liked?
The existing room layout, storage under the stairs, 3 possible children’s rooms, bay window in the living room, exposed steel beams in the kitchen and living room, relief clinker brick on the outside, style of the house

What is not liked?
So far, there is no sunlight in the stairwell, hence the desire for an open roof truss

Preferred heating technology:
Geothermal energy

Why is the design the way it is now?
The architect fully adhered to our specifications and wishes

What is the most important/fundamental question about the floor plan?

Would a partially open roof truss be possible, do you have experience with that? Do you have alternatives for Wittmunder torfbruch clinker? And if yes, where did you get yours from?

So I personally find the exterior view great. I really like the style.

What I don't like: the entrance area winds on for a small eternity to the kitchen and the hallway is rather dark. The staircase is so dominant in the design and yet it doesn't come into its own as a landing.

Does the design extend across the entire plot width? Built on the left and right edges? That looks so cramped and cluttered.

The tool shed blocks the option of an additional window on the left side of the kitchen - the direction is again not indicated. So you practically only have light from one side in the living area - that would be a deal breaker for me for the shed in this location.

The one wardrobe in the dressing room wouldn't be enough for us, but that is up to everyone to decide.

Access via the utility room see here:

Regarding the lighting problem in the upper floor stair area: could be solved with skylights, e.g. at the dressing room (full width) or at various doors.

Yes, for the discussion it would be good to have them on the floor plans. You can't expect the interested reader to piece that together.

Ha, cute! No. The dressing room will get a skylight on the hallway side so that the light falls into the hallway. It could run along the entire length of the closet. It's a question of the height of the closet.

Morning

I find the draft very successful, not the same old cookie-cutter that is usually built.
I would only criticize two of the things mentioned by kaho that I find easy to change.
The hallway, simply swap entrance and WC
The dark staircase, add a skylight/glass ridge. That could also be well integrated into the planned style.

Isn't that super expensive? That would of course be amazing.
