Signature of the work contract before financing?

Could it be that it is because we are only taking a shell house and they therefore cannot assume the warranty? But it should still be stated in the contract that a standard of ... is achieved with this and that technology.

Hi,
phew, that’s of course something different. What exactly are you having built? Just the shell and you’re contracting everything else yourself? In that case, you’ll probably have a hard time writing any standard into it.
How else, then the shell builder simply has nothing to do with the number either.

But if you’re not buying a "finished house" you’ll have to pay the energy consultant yourself anyway. So he can start calculating now, right?
Apart from the fact that it’s not such a huge hassle after all. My general contractor kindly and without complaint calculated three different heating/solar thermal/ventilation variants for me.

It is a prefabricated timber-frame house, but without trades since I prefer to assign those to local craftsmen. The building envelope is complete, but heating, electrical, plumbing, screed, and painting work are of course still missing.

Heating and electrical and plumbing and thus also a controlled residential ventilation system (which, to my knowledge, is very often installed in prefabricated houses) are missing.


A bit provocatively asked: What does your shell builder have to do with your KFW rating? How is he supposed to guarantee something he has no influence on? How is he supposed to know which heating system you install? Which ventilation? I can understand that he finds it difficult.


And as I already wrote earlier: if you are not buying a "finished house", you will have to pay the energy consultant yourself anyway. So he can calculate now already, can't he?

That means the energy consultant receives from the prefab house company the data about which wall construction is installed and from us which heating system we want to install, and calculates based on this data whether it meets the KFW standard or what else needs to be done.

Hello,

first of all, you should at least have the loan commitments from the bank! Regarding the KfW funds, a minimum standard should be defined, you can certainly still change the KfW component. But the banker knows that.

I agree with the previous speakers! A minimum standard should be defined in the contract. For us, it was KfW. You also need KfW proofs in advance for the application of the funds
