Signature of the work contract before financing?

We have included a cancellation clause in the contract. If the financing is not secured by the deadline XX, the contract becomes void. In that case, XXXX€ would be due for the services rendered so far. My partner was still in the probationary period due to a change of employer. And until the end of the probationary period, the start of construction would have been pushed too far back for us. We had already fixed and parked the financing until the probationary period was over. Our contract included Kfw70. However, since we wanted an air-to-water heat pump and controlled residential ventilation, we achieved KFW 55 with slightly more perimeter insulation.

Or simply build without a KFW loan and have everything financed by the bank. Depending on the offer, that could even be cheaper. After all, you also save on the energy consultant.

you are saying exactly the right thing. In some places, it is better to build without these KFW funds and have more freedom. In terms of interest, some KfW stuff is not comparable to bank interest rates...
