With a property developer, the construction contract is also important, even the most important. Read carefully what is in there, if there is too much technical jargon, consult a lawyer who checks if there is a more detailed subsection for it.

Hello again. After a long back and forth and after setting a deadline to resolve the problem, unfortunately nothing has happened so far on the part of the developer. I am now forced to take care of it myself. Can someone here from the forum perhaps name a company in Berlin that can solve the problem for me? I think it’s only about the routing of the pipes on the roof and not inside. Regards, Bene

One should probably issue reminders twice. I would avoid any mistake that can be made in a reminder -> Inform

Also, a deadline is set for an appointment regarding the inspection of the defect, not its remedy. Everything should be proportionate.

Yes, by registered mail and even from the lawyer.



According to our lawyer, the next step is to find a company that can fix the defect and have them prepare a cost estimate for us. We then set another deadline for the developer to fix the issue. If there is still no response, we can have it carried out ourselves and withhold the incurred costs from our last purchase price installment until further notice.

And that's exactly why I'm now looking for a suitable company in Berlin.

PS. An assessment of the defect is no longer necessary. The developer has already acknowledged the defect.
