Hello dear forum members,
I would like to build a second garage on my property to store my tractor frost-free. The construction site is Altdorf in the Böblingen district in Baden-Württemberg. I would like to place the garage as far as possible in the northwest corner of the property. I have attached plans. According to the state building regulations of BW, one is only allowed to build outbuildings up to a total length of 9m at a neighboring border, I believe. Since there is already a garage on the north border of the property, building the second garage there with border construction would exceed the 9m at the boundary. As outbuildings with up to 25m² wall area, I believe, can also be built in the setback areas, I have considered maintaining a 50 cm boundary distance with the garage walls on the north and west borders respectively, in order to avoid border construction. The eaves and roof overhang of the garage would end directly at the borders. A distance of 3m would be maintained from the first garage. Is what I have considered permissible, or have I overlooked something? The development plan allows an unlimited number of outbuildings up to 25m² each both in no-build zones and in setback areas. I would be happy if there is someone here who knows more about building law than I do.
