The ecological truth is: a typical single-family house requires an embodied energy of about 2000 kWh/m². With 150 m², you come to 300,000 kWh. Now you can calculate yourself how long you can heat an existing property with that. With gas, electricity, whatever.

Hm, Nienburg to Süderelbe is over 100km by car. Does FFM then count as the "extremely most strongly extended metropolitan area of Hamburg"?

It is not directly the metropolitan area but also not far from it ... And unfortunately the prices do not know where the metropolitan area ends. The fact that Dow and Airbus are very close does not make it any better either

Demolish a building gap or a vacant, no longer salvageable house and build there. This way, the greenfield does not have to be converted into a building area. There are municipalities that provide funding for such things.

First tear down the old and then build new, but yes just like building new, only with tearing down first?!
