Semi-detached house for capital investment. Sole investor or with brother?

Well, I can still think about the actual size of the halves. The basement is not included.

In the new development area, single-family houses and semi-detached houses are allowed, and rentals are also permitted. 10 plots have already been secured for semi-detached houses by a construction giant. The bank selling the plot also knows that I want to build a semi-detached house there to rent out and will not move in myself.

I will wait for the conversation with the bank and see what comes of it.

The bank has less to do with the area's regulations. They only provide the money.

The "major builders" are developers, and they sell.
A new development area is often divided into (no idea) 60% single-family houses, 15% semi-detached or terraced houses, and the rest condominiums, which are then of course rented out.
Therefore, you should check that again.

Is a real estate bank. They developed and divided the construction area. I have reviewed the development plan, everything is all clear there.

It doesn't matter. It will all go past you unless your brother finances the other semi-detached house and your father provides you with a big chunk of equity. Even under the constellation I mentioned, the bank will only finance under conditions. You can forget about anything else with a gross income of €50k.

I have already calculated a similar constellation once. See the linked thread on the first page. In the meantime, I have spoken with my house bank. They would finance the project, but firstly only on the condition that we do it alone. Secondly, I can look at it however I want: the expected return is too low for the risk. Then I would rather stick to cars and motorcycles.
