Evening, she can use the house as collateral, but you still have the property, which can serve as collateral, albeit only up to 50%. It might be worth considering financing the entire new building, variable, and refinancing after the sale, then fixing the rest. Just a rough suggestion from afar.

Details:
Semi-detached house; 8.3 kWh photovoltaic (feed-in tariff: € 0.2874)
Built in 1993; Düsseldorf area

I am 'retired' and own a plot very close to the Nationalpark Eifel, with over 25 m frontage.

Everything else will probably follow here.

The bridging finance is definitely better there. Or you have a property the owner intends to rent out anyway (e.g., condominiums). Then you can certainly arrange to remain a tenant for a certain period. That would certainly be the most elegant solution. However, you have to find a buyer who buys the property solely to rent it out. With a typical single-family home in many locations, that's not quite easy. If the buyer intends to move in themselves, there are numerous problems, which leads to almost no one actually doing that.

with you in Munich, with your salaries and land prices, certainly doable (the land determines the price, not what is on it). Here in the north, you won't get rid of your hut because there are endless plots of land and it only depends on the content and the surroundings. A buyer really never has to make any concessions to anyone because there is a similar house just one street away...
