The variable interest rate is currently about 2.3-2.5%. I would tend to go for the 5-year option. The 0.4% is only in the advertisement, realistically more like 0.75%-0.9%. And the 10-year fixed interest rate is currently cheaper than the 5-year.

Thanks! Just checked, realistically it is 0.60-0.65%.

The 10-year fixed interest rate is not cheaper, but the interest rate increase in this business case is only 0.08% (so 0.68%). Therefore, 10 years is more attractive from a risk avoidance perspective. It is worthwhile for risk-averse customers since the current Corona situation cannot be assessed.
