hm… whether the high earners would now buy something that is affordable but "only" 100sqm?
I would probably want to rent it: ground floor, south terrace, try out whether 100sqm is enough for me/us. However, the landlord would live above me, and that makes the multi-family house more attractive again.
In this respect, check for yourself a) the conditions and possibilities of the plot and b) the target group for purchase or rental.
But few high earners think like that. When you browse through the forum here, many prefer to build, bigger and self-determined.
This is often done here, that the apartments are already sold before completion. In other words, there is no prohibition.
I myself have not counted as one of the high earners. I simply live on a smaller scale and have no problem with that.
