Roof planning - Only gable roof or half-hip roof allowed

Hello everyone,

We are currently annoyed with our construction company or rather our contact person. We have planned a bungalow (14.5 × 14 m) with a hipped roof. Now we have learned that according to the development plan only gable roofs or truncated hipped roofs (where we could extend it down to 1.50 m and thus almost have a hipped roof) are allowed. However, to my knowledge, a truncated hipped roof is not possible on an almost square floor plan. Is that correct or is it possible anyway?

Whose job was it to read/understand the development plan?


What are the other specifications? Eave or ridge height? Knee wall? DN?

From my point of view the company. I am a layperson and have no idea what kind of roof it is.

The ridge height is at 10,×× m. The eaves height is at 4.40 m. Roof pitch is between 35-42 degrees. We are building a bungalow.

With an allowed ridge height of 10.00 m plus x, is a bungalow actually permitted? Sure? Or do you rather mean a one-story building with an attic?

Anyway - with the other parameters EH 4.40 / RP 35-42°, two gable sides automatically form since an attic arises, and with that a half-hipped roof is also possible with a square floor plan. Of course, it is a matter of cost to what extent the necessary adjustments to the development plan deviate from your original planning in terms of utilization of EH, RP, and knee wall.

No number of floors is specified. Only the maximum ridge and eaves height. But yes, our bungalow is basically a single-story house with an attic. I didn’t know that there are distinctions there. Due to the steep roof pitch, the attic is almost suitable for conversion. How much more expensive is the half-hip roof? So far, we have planned very well. In almost all aspects, it has become a bit cheaper. But I don’t think that will cover the sudden additional costs, and refinancing is out of the question. What annoys me is that he had the development plan long enough and planned the house for us based on it. We are about to submit the building application. We hope that an exemption will be granted, but it doesn’t look good.

Based on the data, it can be concluded that only single-story buildings are allowed, which, however, in the result mathematically correspond to a two-story building; this is what the maximum allowed ridge height stands for. No further indication of the permitted number of floors is needed for this.


Then you are not building a bungalow either; it has no attic.


I can’t answer that for you, as I neither know your drafts nor your provider’s calculations.


I would ask the building authority beforehand; exemptions only have a chance of success if well justified or if comparable permits have already been granted in the _immediate_ vicinity.
