Renovation of existing ground floor apartment - additional office

You’re right, my current sofa is U-shaped with a length of 3.30 m.
You speak of a cozy place – that’s exactly the problem, I don’t know how to combine the two rooms into one cozy place.
The fireplace is to be "moved" into the living room, but a nicer one will be installed than in the picture. It will not be used as an outdoor fireplace, no, but that is conceivable in the future.
There is a basement. Windows are not shown for simplicity.
I’m attaching photos of the hallway; the living room is fully glazed on the south side (a double door and a sliding door).



I like that quite a bit too.

I'll ask what kind of work you actually want to do. What about the floor? With a breakthrough, tiles would be missing there, right? Is there currently underfloor heating?

Separately, I would do this:


A small cozy sofa/TV room, the study as an adjacent room to the kitchen/dining area. I would carry out the breakthrough widely there and put all the orange drywall walls on a possibly new floor.

I could imagine that, for example, when the children have moved out, you rearrange things again, e.g., sleeping in the children's room, dressing room in the sofa room, and the current bedroom turning into a large living room or possibly just a hobby room for desk work, painting, playing the piano or similar. Then possibly a breakthrough from the kitchen/dining area to the small study, then actually a fireplace there again and simply two armchairs. The fireplace would then also be relevant for the kitchen/dining area. At the moment, I would forgo a fireplace.

As much as necessary, the main thing is that it’s optimal in the end. The floor and tiles will be completely redone, underfloor heating is present. I had the idea with the corridor and moving the door too, but discarded it again because I prefer it more "open" and don’t want to add additional walls. But still, I could read something out of your suggestion with a modification: I would leave the office where you have now planned the living room, and instead plan the living room where you have the office, but open to the living/dining area… (unfortunately I don’t have a program to draw…) Or what do you think about that?

I would weigh Kerstin's suggestion or your last idea to see if you have enough living space left to create an additional hallway. The living areas are slowly becoming tight.

Honestly? No matter how you plan it, it will always remain an unfortunate and expensive mess for you. For me personally, only a move would be an option. Why hold on to this suboptimal apartment? If the car is too small, you also buy a new one.
