Renovating an old building, are construction costs / effort worthwhile?

1800 sqm plot sounds like a lot at first – that is the crucial question about the building envelope and divisibility, because the size naturally tempts the sale of the excess area.
A damp dilapidated shack with decrepit electrical system and outdated heating, relatively new windows and roof tiles won’t save that. All in all, that sounds to me like rubble that won’t be cheap to dispose of.
If still talks about it as if it were an object worth gutting, one shouldn’t forget that the handful of forum members here who dare to take on something like that are probably not to be counted among the average in terms of craftsmanship or fearlessness ;-)

With a purchase price of 145k for the plot including the house, the land price and the demand for a rear plot can at most be considered negligible.

The question is whether the plot of this size – a location far from Stuttgart HHL is clear – justifies its price solely due to contamination with a building worthy of demolition. Even if it was bought cheaply in terms of purchase price (and thus appropriate for a rural area), it still makes a difference whether you get rid of the excess area or if it (because in the worst case it is not blessed with a building window, and then the best plot ratio is almost worthless) is practically unsellable and only unnecessarily costs property tax, sewage charges, sweeping fees, etc. etc.

With 1,800 sqm of land for 145,000 euros, the house alone cannot be worth much anymore.

I would always bring a professional who estimates the costs. You also wanted to co-finance the renovation. Usually, something like that is financed at 50%. That means own contribution must also be quantified.

Your acquaintances / friends don't do it for free either?

My boyfriend is also doing the terrace for me today. He is not doing it for free either... I don’t have friends who would work on my house for days.

I honestly leave out the plot of land in such cases. At these prices, the location cannot be good and desirable, so I think the plot is practically worthless. I only recommended buying here because there are craftsmen in the family and circle of acquaintances. Then you can also expose the masonry all around, dry it, lay drainage, etc. That doesn't cost much in EL. With a company, you lose a lot of money very quickly.
