I thought so too... I spoke with the shell construction company yesterday because I wanted to know how detailed the contract is concluded.
The architect's plan is taken as a reference point and accordingly the contract is made.
That means the plan is implemented and costs 240K fixed!!!

The archiplan in its current state has already taken into account the static requirements?!

Statement from the shell builder was that this is not his first time building and he can estimate everything with 99% certainty...

Furthermore, the shell builder and the structural engineer are from the same town, I strongly assume that they have already contacted each other...

Let's see how it ends

I would actually also be cautious about statements regarding flat rates for the entire shell construction.

If you do self-contracting, then invest some time and write a bill of quantities or ask your architect to do so, something like:

Pos. Exterior wall 17.5cm
Wienenberger Poroton plan brick
DIN 1053 Part 1
Thermal conductivity: 0.50W/(mxk)
Bulk density class: 1.2
Compressive strength class: 20
to be laid in thin-bed mortar

320 sqm

Single position: 95€/sqm

Then you can later easily compare the offers with each other and everyone knows exactly what to do and there are no unpleasant surprises.

Without structural engineering, no shell constructor will be able to make a realistic offer. The shell constructors we contacted all said they can make an offer, but it is of no use to us and as soon as the structural engineering is available, a new one must be made. But since I at least wanted to know some price to roughly plan, I asked for the current sqm masonry price for a 36cm wall including masonry and materials and the differences are already significant regionally:

- 85€/sqm
- 110€/sqm

no steel, no working equipment, and nothing, just the sqm of exterior wall

Hello,

keep in mind that every contractor who has given you an offer has costs for material and time (wages) that are closer together than you might think. A shell construction, especially including earthworks, cannot be fully calculated in advance, but can only be estimated based on reports and experience.

If you now receive a lump sum offer for the shell construction including earthworks, then one of the following two cases will definitely occur:

    [*]Either: You pay too much for the service provided
    [*]Or: The contractor saves on material or time.

An unspoken hope that many have, that the contractor will complete the work without defects and according to contract and will waive or even lose profit on a cheaper lump sum offer, I have not yet experienced and it remains just a hope.

I find it most transparent and fair when the costs for services are agreed upon and billed according to actual volume or effort.

If additional costs arise (e.g. because the soil conditions are different than expected despite reports), then you pay for it with the lump sum offer just the same (although not directly in EURO).

This applies to almost all areas of life where there are lump sum offers.
