keep in mind that every contractor who has given you an offer has costs for material and time (wages) that are closer together than you might think. A shell construction, especially including earthworks, cannot be fully calculated in advance, but can only be estimated based on reports and experience.
If you now receive a lump sum offer for the shell construction including earthworks, then one of the following two cases will definitely occur:
[*]Either: You pay too much for the service provided
[*]Or: The contractor saves on material or time.
An unspoken hope that many have, that the contractor will complete the work without defects and according to contract and will waive or even lose profit on a cheaper lump sum offer, I have not yet experienced and it remains just a hope.
I find it most transparent and fair when the costs for services are agreed upon and billed according to actual volume or effort.
If additional costs arise (e.g. because the soil conditions are different than expected despite reports), then you pay for it with the lump sum offer just the same (although not directly in EURO).
This applies to almost all areas of life where there are lump sum offers.
