Realistic financial planning for KFW40 prefabricated house?

We were told back then that two full floors are significantly cheaper than a knee wall. But it was a solid construction.

If you mean me by "some people," since you already quoted me, I will gladly explain it to you: We fought for years for a building area. Convincing the municipal council and mayor, averting a citizens' vote, and pushing the planning forward. The plot was already reserved; the building area was canceled a few months ago. But even if we had had the building site immediately, 19 months of planning and implementation time would have been far too short for a project planned very well to perfectly, as I see it.

I don't know of any case where that was true. The reasoning is also logical:

1. Less material and fewer hours needed by the mason.

2. A gable roof is the easiest and most cost-effective type of roof to construct.

With us, it was more than €15k cheaper. Two full floors with a concrete ceiling above the upper floor and a low-pitched gable roof vs knee wall steep gable roof with a small bay window.

And even without the bay window, it would have still been slightly more expensive with the knee wall.

I would advise you to prioritize. The 2k extra charge for the stairs will not be enough. Architectural gimmicks will probably not be included. Pinterest is mean, unfortunately. :-( we have also come back down to earth ;-) The good thing is that you are not planning excessively large. Are you building on a slope, or why the basement?

But that has nothing to do with what you stated. If you have to "fight" for a plot, the model house park is not to blame and a regional construction company will not build anything there either.
