R&V Construction Services Sales Policy / Builder's Liability Insurance - should it be concluded?

Hello

Once again a question:

We are building through a property developer and I wanted to know which insurance WE have to take out.

The property developer sent me the following insurance:

R&V construction works turnover policy
Construction project against damages during the construction period incl. fire damage
Ends with reference to the construction works insurance

Do we need any other insurance? Builders' liability?

None! (Is it a real developer? Who owns the property? Was the contract signed in front of a notary?)

Pretty pushy from the developer, have you already signed the developer contract?

Are you sure that it is a [Bauträger] and not a [Generalübernehmer]? With a [Bauträger], you buy a piece of a house with land, and if you sign before construction starts, you can influence the fittings – but you are not the builder!

You choose a [GÜ] yourself so that he builds a house on your property...

I ask because almost every first-time builder here thinks they are hiring a [BT], but it is actually a [GÜ].

Ok I have a gu. The sent insurance is a copy of the insurance from the gu.

Do I still have to take out another one?

The great thing is that the only really important insurance, the [Feuerrohbau Versicherung], is free if you insure your house there afterward. The rest is, as so often, just pure risk coverage. Whether you need that is something everyone has to decide for themselves. Of course, the contract must be signed before the first groundbreaking...

Hi, can I start here with a question? The HIT (hanseatische) offers terraced houses in Berlin Lichtenberg and the seller said that all insurance policies are taken over by HIT and we are still the builders. The land is not purchased at the beginning but we are only registered. Is this a sensible approach? From the previous threads about insurance, I do not understand this. What are your experiences?
