Ask him if you are allowed to enter YOUR house and YOUR property at any time during the construction. If not, it is a BT. In general, when doing work yourself, it is certainly not a bad idea to check with the liability insurance to see if everything is covered.

included in the price with us were:

- shell construction insurance (because it’s free anyway)
- builder’s liability insurance

we built with a construction company.

Sounds strange, google "hidden builder model". The draft contract would be interesting.

That is of course not the definition of a developer. Access rights can also be included in the developer contract. And also contracts for work contain such clauses (although then invalid).

Nothing is free.

We are also building through a developer (end-terrace house with associated plot) and must first arrange construction performance insurance and builder's liability insurance. The fire shell construction insurance is covered by the building insurance.

somehow it doesn't make any sense. why should you take out a builder's liability insurance that covers liability damages on YOUR property when you are not even the property owner? the same applies to the construction all-risk insurance. if you only buy the house with the land upon completion, the risk transfer only takes place with the purchase, right?!
