Good morning,
among other things, we looked at pricing / dream expectations and a more realistic view both in Poing and in Frankfurt and Erlangen (practical when you are occasionally in the area anyway), and we also talked to the local Town & Country representative as well as another home builder from the area. In the Town & Country program, we only found one that we could have gotten used to, so we simply calculated it as an example, since you always only find prices starting from – and he was honest enough to point out some missing items. And not ‘floor coverings as own work’ – the material and labor costs are already considerable.
When the land was available, it was clear: the house would not work.
The other solid builder was the type: floor coverings: own work. Interior painting: own work. Exposed wooden ceiling: can't do that. But he was also working as a realtor, through him we got the land – he also reasonably estimated the costs for the long driveway and the long connections including earthworks (and listed them separately).
With prefab house providers, costs of course came up at some point – most unfortunately were always ‘including’ without specifying the items. Of course, almost always significantly cheaper variants were used than in the show homes. Mostly ‘including’ meant the cheapest variants (tiles/laminate up to €20/m² in the living area, basement / utility room up to €10/m²) or shell houses where much was not included. I was always skeptical when someone wanted to badmouth their neighbor (there were quite a few) or when someone sounded serious but individual statements could be quickly disproved by internet research (especially on the topic of heat pumps). Outdoor facilities / connection costs etc. were always evaluated only with far too low flat rates – that would never have been enough.
More important was the impression of usable size – especially with smaller houses / rooms, as well as the indoor climate (but when considering show home parks: the house is not always from the company currently offering that house).
In the end, the providers who were considered differed little in price. Costs for painting, floor coverings, and such were included but always from the lowest price ranges and called ‘included’.
We ended up with a local prefab house builder – the price was also on that level.
The difference was also: we first had a planning contract up to the building application, within which the costs were estimated more precisely, but we had not yet signed a work contract or similar. So the risk was manageable, and until this point everything was still feasible from our own equity. By the time the financing was finalized, everything was already fully planned and calculated much more precisely, the building application approved, sanitary equipment selected, electrical equipment discussed with the electrician, most craftsmen’s quotes had already been obtained. And only then was the final signature made. But there were still open costs: outdoor facilities (driveway – thanks to the solid builder we had a very good idea about these costs – terrace), lamps, kitchen, as well as interior painting – here the estimated amount was far too low.
