I build with an architect and individual trade contracts. Material on the construction site that has not been installed belongs to the respective craftsman. Installed material up to acceptance belongs to me but must be protected by the craftsman until acceptance. After acceptance, it is insured in its installed state by the residential building insurance.
In theory, everything is great and you don’t need construction performance insurance.
In practice, the client and craftsman now argue about whose fault it is that 10 tons of sand-lime bricks have disappeared from the construction site... so what. An insurance covers resulting damages or defends against unjustified claims.
