Does the house change? The bank finances your house, not the one who builds it for you. Therefore, the bank couldn't care less who builds the house. The main thing is that it is built as you presented it to the bank. However, you do need to inform the bank; otherwise, they will be surprised if suddenly a different payee is on the invoice or if the payment steps are possibly different.

Probabilities won't help you in case of emergency. I would openly approach the bank and say that, for whatever reasons, you have fixated on another construction partner and also openly explain these reasons. The construction performance description could certainly be reviewed once again.

But openness is usually the better choice in such a business, you sleep better and the risk is gone, because everyone knows what’s going on ...

You are right, we will inform the bank now. Thank you. The most important thing is the object itself, not who builds it. The bank is also happy when we do not have a potential con artist (GU) on board and replace the GU in time. We are just overly cautious, better this way than the other!

In the worst case, you not only lose the good conditions, but the entire financing while you have already started building and the first invoices become due.

uhm... fraudulent behavior by obtaining benefits through the pretence of false facts... sorry, but I don't have the criminal offense in mind.

I don't think the bank cares, nevertheless you are obliged to report any change to the bank. Period.
The file with your data will already be half closed, the new construction service description will be skimmed through, checking if it is a comparable house (solid construction/wood frame, shell house/almost finished house).
They will not change the contract just because the interior walls are now made of calcium silicate brick instead of Poroton.
A call and fax, explanation of the decision and that's it...

Furthermore, I realize that the new GU will also result in new prices. For example: the house will become more expensive. Then our total financing with the bank must be improved, meaning adjusted upwards. At the latest at this point, the reasons must be communicated, etc...
