Just because it is the standard of the construction company, it does not have to be fair for both contracting parties, and secondly, something can always be negotiated separately. Best example is kitchen sales. They start from €20,000 with an alleged "block billing" down to €11,900. If you don’t ask for a discount, you have to pay the full price.
So I can imagine that such a contract contains parts that are negative for the buyer. If he asks, they get changed, if not, then the seller is happy.

We are currently finalizing the financing about a week before the notary appointment. Signing the notary contract without financing in hand is a bit too risky for us. We’d rather bite the bullet and pay the commitment interest. We have a 12-month commitment interest-free period. We hope for a mild winter, and that by the end of February 2017 most of the amounts have already been paid out, so that we only have to pay interest on a small remaining amount.
