Purchase existing house, end terrace house built in 1978 - questions/decision aid

Yes - we both have fairly well-paid jobs here, which we don't want to give up per se. Infrastructure is excellent and the Alps are right on the doorstep. Money only plays a role in the sense that 1.4-1.5 million is slowly becoming too much for us. We would have the financing of this house paid off in about 10 years if things go well.

The price is actually not decision criterion number 1 - it is acceptable and we can manage the financing without much hassle.

The viewing is done and was actually quite positive again. The owners themselves were on site, a very pleasant couple at retirement age.

The fireplace has no restrictions for operation.

The window panes were all replaced in 2000 (airport nearby, which you basically don't notice). Otherwise, they are wooden windows in good condition, only the roof window was replaced a few years ago. All shutters are electronic and were also regularly renewed.

The bathrooms were all redone in 2000 as well (only one kept the floor).

There are two pictures attached of the meter box and the underfloor heating distribution (one unfortunately with an arm wiper).

The basement is dry. Roof insulation was done in '99 - unfortunately we couldn’t really see much. However, some kind of aluminum foil-like filling can be seen. There was once a minor water ingress on the roof, which has been fixed.

I have checked sockets room by room - there are sufficient amounts in good locations.

That looks almost perfect, at least for someone familiar with the construction style from the 70s.
Very well maintained, but one must not overlook that there was someone behind the camera and screen who knows what they are doing. I myself, as a former real estate photographer, am aware of the possibilities.
But you went there again…
I also find the plaster quirky, but in the upper floor or attic one could live with it well. I have no idea about the technology, but tackling the electrical system will probably not be wrong.
Keep in mind that not all changes are feasible. For example, the chimney cladding is far too elaborate to change, etc.
The windows are probably Meranti wood. That may be good, but eventually just replacing the glass is not enough. That is somewhat elaborate — and expensive — in the attic. Foregoing the triangles takes away the charm. But in our house, we were told that gable windows are not more expensive. Our general contractor also installed one for us at no extra cost.

How is it to be understood: The terraced end house, built around 1979 in solid and healthy solid construction, stands on a plot of approximately 446 m² facing south. The plot area consists of about 346 m² of land for the residential house including garden and about 100 m² of common areas, garage, and parking space. [...] Our offer is rounded off by a single garage parking space in the adjacent garage court as well as an outdoor parking space with a total value of 30,000 EUR, which are already included in the purchase price. Is a terraced house or a condominium in the form of a terraced house being offered here? The independent heating suggests the former, so does the condominium association only refer to the garage court (and a footpath / driveway to the row of houses)? The property looks very worth buying in terms of condition, and 935k plus additional costs does not sound expensive for near Munich.

Is a terraced corner house - individually registered in the land register. Only the garage and the access paths are divided via the declaration of division.

Then take it. The bathrooms have at least been modernized, the one in the attic even quite recently. Otherwise, (taste-wise) the (not only) Wife Acceptance Factor would be in the yellow range in several places [hheh].

So now again with time. The acquaintance was actually quite impressed per se. Although it's an old house - but in good condition. He probably wouldn't do any major renovations at first: floors, plastering walls, and then it's fine for now.

Taste-wise, we are also not completely convinced about the bathrooms, but that's a matter of taste, just like with the floors.

One question regarding electricity - fuse box: what needs to be done there?
